1001044358 ONTARIO INC. is the owner of PCL 23-1 Lt 23, Cambrian Heights Subdivision Plan 1m471, former Township of St. Mary’s municipally addressed as CIVIC NO. 1077 LAKE STREET. It is located on the west side of Lake Street between Pentagon Boulevard and Pawating Place. It is designated Residential in the Official Plan and is zoned R2, Gentle Density Residential.

INTENT OF THE APPLICATION:

Subject to final consent approval of application B16/25, the following variance is requested:

Minimum frontage 9.2m for each unitReduce the minimum required frontage to 8.8m for the north unit & to 8.4m for the south unit.

 PURPOSE & EFFECT:    

The proposed frontage reduction is intended to assist in providing autonomous title to each unit.

Under Section 45(1) or (2), as applies of the “Planning Act”, the Sault Ste. Marie Committee of Adjustment will consider this application, as shown below:

  • Orally, in-person: If you would like to speak to this matter, attend the hearing on the date & time set out above.
  • Written: if you would like to submit written comments to the Committee of Adjustment you may do so via email at kelly@cityssm.on.ca ,or by hard copy through Canada Post or hand it in to the receptionist in the Civic Centre lobby no later than the Friday prior to the hearing in order that your comments may be included in the Committee’s agenda package. Include your name, address and the application number and address you are commenting on.
  • To participate via Zoom advance registration is required. Please email kelly@cityssm.on.ca or call 705-759-5411 no later than the Monday prior to the hearing. Any materials you wish to show the Committee during your presentation must be provided as an attachment to the email or submitted to the undersigned.

 

Information respecting this application is being collected under the authority of the Planning Act, R.S.O., 1990, c. P.13. All comments and opinions submitted on this matter, including the name, address and contact information of people submitting comments and/or opinions, will become part of the public record and will be made available to the Applicant and the public, and may include posting electronic versions.

In conjunction with Bill 73 passed by the Province of Ontario, the Sault Ste. Marie Committee of Adjustment must request additional notice in cases where there are seven (7) or more residential units within one building and/or property. THEREFORE, any property owner receiving this notice who has seven or more units within one building/property is required, in accordance with Ontario Regulation 200/96, Section 11(f) of the “Planning Act”, to post this public notice (in its entirety) in a location that is visible to all residents.

Where the subject property is within 60 metres of an approved plan of subdivision or condominium and notice has been provided to the owner, the owner must advise all prospective purchasers who may be affected by this application.

If a person OTHER THAN THE APPLICANT OR AGENT OF RECORD wishes to be notified of the Decision of the Committee of Adjustment respecting this application, you must file a written request with the Secretary-Treasurer of the Committee of Adjustment.
